Pets

We’re happy to welcome your furry friends! To ensure a comfortable and clean environment for all guests, please follow these pet rules during your stay:

Pet Fee
A pet fee applies and must be paid prior to arrival. Please confirm your pets in advance so we can update your booking accordingly.

Approved Pets Only
Only registered and approved pets are allowed on the property. Unauthorized pets may result in additional fees $$$.

Clean Up After Your Pet
Please pick up after your pet immediately and dispose of waste in the outdoor trash bins.

Furniture Policy
Pets are not allowed on furniture or beds. Please bring your pet’s own bedding or crate.

Supervision
Pets must not be left unattended in the home unless crated.

Leash Policy
Pets must be on a leash when outside and within community/common areas.

Damage Responsibility
Any damage caused by pets will be the guest's responsibility and may result in additional charges $$$.

We appreciate your cooperation and hope you and your pets enjoy your stay!

Toliets/Sinks
Absolutely NO grease should be poured down the drains. Only human waste should be flushed in the toilets, nothing else. This includes paper towels, feminine pads, tampons, or any other items.

Please note that “flushable wipes' are also NOT allowed, as they can cause serious damage to the sewage system and may result in toilets and plumbing becoming unusable. Guests will be responsible for any damage caused.

We love the golf cart! It is the perfect way to haul the family and beach gear around! If you have not yet received the golf cart instructions, send us a message and let us know!

IMPORTANT NOTE:
Use of the golf cart without these items may result in a $500 fee and non-refundable cancellation of remainder of the reservation.

We provide this service for your enjoyment and convenience. However, please note that you are responsible for its safe and appropriate use and compliance with all laws. Please let us know immediately if you have any interruption or issues with your internet service.

If the Wi-Fi disconnects during your stay, please try the following troubleshooting steps:

1. Unplug the router and modem from the power source in the living room.
2. Wait for about 30 seconds.
3. Plug them back in and wait for the lights to stabilize.

Windmark - Overview of the area

The Beach House is just a short golf cart or bike ride to the beach and Windmark Beach Town Center. The town center has restaurants, the Mill Mercantile and Social (quick grocery items, candy shop for kids, adult beverages, live music and so much more), and a resort style pool and playground. If you can't find what you are looking for there, downtown Port St. Joe is just a quick drive from the home. There is an abundance of restaurants, coffee shops, pubs, and the Piggly Wiggly grocery store in this area.

Windmark Town Center Beach Access: Goodmorning St. dead ends straight to beach. Golf cart parking available.

If you'd like to drive the golf cart onto the board walk/golf cart path you can access the boardwalk at Boardwalk #5. You'll see the sign that allows emergency vehicles and golf cart access.

Windmark North Beach Access:
This access can be found from the Windmark North Beach Pool or by use of the golf cart/walking/biking pathway. See access point in photos below!

US-98 Restrictions: It is illegal and prohibited to drive golf carts on or across Highway 98, meaning there is no legal golf cart path or route connecting WindMark to external areas like Mexico Beach or Cape San Blas.

Golf Carts are not allowed on Windmark Beaches.

Leave No Trace Policy: Please clean up after yourself and remove all items from the beach by sunset to help preserve its natural beauty.

Looking to play pickleball during your stay? There are four dedicated outdoor hard pickleball courts at Frank Pate Park, located by the boat ramp, just a 7–8 minute drive from the house.

The courts feature:

Open play is sometimes available, and the courts operate on a first-come, first-served basis, they cannot be reserved.

This golf cart is an electric cart and should have plenty of battery to get you around the community each day. However, it is important you park in the garage and charge the golf cart overnight each night.

Please leave the key in the cart at the end of your stay!

To turn on the golf cart lights, insert the key and turn it to the right, toward the headlight icon on the ignition switch. (Please refer to the photo below). Thanks & let me know if you have any questions!

Parking at the House

Garage and Parking Information:

We have a car garage, but it may not accommodate larger models. Additional parking is available in the driveway.

Garage Security: For safety reasons, please keep the garage door locked at all times.

IMPORTANT NOTE: Please Avoid Driving or Parking on the Grass

We kindly ask that all guests avoid driving or parking on the lawn. The underground sprinkler system can be easily damaged, and repairs can be costly. Any sprinkler damage caused by driving or parking on the grass will result in a charge for the cost of repairs. Thank you for helping us keep the property in great shape for everyone to enjoy!

Parking Information for Overflow Parking, Beach and Boat Parking

Designated Areas:
Parking is permitted on public streets where marked or signed for parallel or angle parking.

HOA advised us that guests can park in the Town Center public parking overnight if you need overflow parking. You can leave one vehicle at the town center, just a 1-minute drive from the home. The area near Bruno's Pizza offers public parking.

There is also a gravel parking lot behind The Mill where you can park (no boat or trailer parking allowed).

⚠️ Please do not park on the grass, and note that street parking is strictly prohibited.

Safety:
Parking should not obstruct the travel lane, sight distance, or damage the clear zone.

Ordinances:
The City of Port St. Joe has ordinances regarding parking, including restrictions on certain types of vehicles and trailers.

Beach Parking:
Windmark Beach has multiple access points with parking, though it can be a walk to the beach from some parking areas. Absolutely no driving/parking on the sand. Use boardwalk 5 to access the golf cart boardwalk entrance to get to the golf cart parking along the beach.

Boat Parking:
Windmark Beach does not allow boat parking within the community.

Here's a basic list of what you might want to bring on your vacation. You'll no doubt have your own needs, but we thought this might be helpful, knowing what we do about the amenities in this home!

• Laundry Detergent (we provide a starter kit!)
• Foil, saran wrap, zip lock bags!
• Your favorite seasonings you use when cooking!
• Dish washer detergent (we provide a starter kit!)
• Paper towels (We provide 2 rolls)
• Toilet Paper (each bathroom is stocked with a starter supply roll to get you started)
• Trash bags (we line all the cans and leave 1 extra to get you started)
• Personal toiletries (we provide shampoo, conditioner, and body wash!)
• Sunscreen
• Bug Spray

We have washer and separate dryer located in the laundry room. There is a starter supply of detergent for your use.

To operate the washing machine:

Select your cycle
Add the detergent to washer
Add clothing and close lid and press start!
To operate the dryer:

Check that lint trap is clean
Place clothing in the dryer
Select drying cycle, close door and press start
Empty lint trap after each use

Each bedroom and the living room are equipped with their own television. All televisions are smart televisions so feel free to bring passwords and log into your personal accounts (i.e. Netflix, Hulu, Disney+).

To use the television:

Power on
Use the Samsung controller to access apps, smart tv features (i.e. push Netflix button on remote).
Looking for the sleep timer? settings (lower left button)>general>system manager>time>sleep timer

You will find a panel on the hallway wall that allows you to control the temperature of the home. If you're running the air conditioning, please ensure that all windows and outside doors are closed to ensure it operate to maximum efficiency. We recommend a setting of 72F / 22C which we find keeps the place at a comfortable temperature.

⚠️ **Absolutely NO tampons or anything else other than toilet paper and human waste in the toilets.
Flushable wipes are NOT allowed. **

This will cause damage to the sewage system and water and toilets to be unusable. Guests will be billed for any damage caused.

Mug: Place mug on to the drip tray.

Water Reservoir: Remove the reservoir lid, life the reservoir straight up to remove it. Add water (do not fill above the max fill line or and do not use distilled water.)

Press the power on button. (the light will illuminate) The brewer will begin heating and takes approximately 3 minutes.

Lift the handle and insert the K Cup into the pod holder. Lower the handle.

Port St. Joe bay waters are known for great fishing opportunities and we encourage all of our guests to get out and enjoy them!

However, a few things to keep in mind:

1. No boat/trailer parking in the driveway or on the street is permitted. Short term boat parking can be arranged at Captain's Cove Marina (https://www.captainscovefl.com/)

2. Enjoying your catch of the day is one of the best parts but please do not clean or dispose of fish at the home. There is a public cleaning station at the Port St. Joe marina that you can use to clean the fish.

IMPORTANT NOTE:
If this rule is not followed, an additional charge of $250 will be applied for the extra cleaning incurred.

If you haven’t received this before setting off, please contact us. There's nothing worse than arriving somewhere new (potentially at night) and not being able to get in!

Instructions to unlock are included below.

To enter, simply enter the code and click the check mark on the bottom left, then you'll hear a tone.

To lock, just close the door and tap the Lock icon.

IMPORTANT NOTE: Please avoid locking the door handle when leaving to help prevent any lockouts.

• Park car in driveway if possible. Street parking is not allowed.
• Keep garage door closed at all times.

EMERGENCY: If the lock fails for any reason please call or text us. We also have a lockbox with a physical key on property. We can give you directions so you can get in.

BBQ Grill Instructions and Precautions:

Safety First:

Ensure the grill is away from flammable materials such as wood, cloth, or dry grass.
Keep a fire extinguisher or a bucket of sand nearby in case of emergencies.

Check for Gas Leaks:

If in any case there is a gas leak, kindly turn off the gas immediately and report it to us.

Lighting the Grill:

Open the grill lid before igniting to prevent gas buildup.

Temperature Control:

Adjust the burners to achieve the desired cooking temperature. Keep the lid closed as much as possible to maintain heat.

Cooking Precautions:

Never leave the grill unattended while in use.
Use long-handled utensils to avoid burns, and wear heat-resistant gloves if necessary.

After Cooking:

Turn off the burners and the gas supply after use.
Allow the grill to cool completely before cleaning.

Storage:

If applicable, cover the grill when not in use to protect it from the elements.
DO NOT move the propane tanks. Keep it in a well-ventilated area, away from heat sources.
