Rules & Regulations

We’re located in a friendly & welcoming community. While this is a Holiday destination, we kindly ask that you respect our neighbors' privacy and their right to a peaceful environment. In particular, please keep noise to a minimum between the quiet hours of 10 PM - 8 AM. Thank you for your understanding and cooperation!

** Breakages**

We understand that sometimes accidents happen! Should you break anything please take photos of it and let us know immediately - Thank you!

** Smoking Policy**

This is a smoke-free home, including the outside area surrounding property. No smoking of any substance including vaping.

** Pets**

We’re happy to welcome your furry friends! To ensure a comfortable and clean environment for all guests, please follow these pet rules during your stay:

  • ** Pet Fee**: A pet fee applies and must be paid prior to arrival. Please confirm your pets in advance so we can update your booking accordingly.
  • ** Approved Pets Only**: Only registered and approved pets are allowed on the property. Unauthorized pets may result in additional fees $$$.
  • ** Clean Up After Your Pet**: Please pick up after your pet immediately and dispose of waste in the outdoor trash bins.
  • ** Furniture Policy**: Pets are not allowed on furniture or beds. Please bring your pet’s own bedding or crate.
  • ** Supervision**: Pets must not be left unattended in the home unless crated.
  • ** Leash Policy**: Pets must be on a leash when outside and within community/common areas.
  • ** Damage Responsibility**: Any damage caused by pets will be the guest's responsibility and may result in additional charges $$$.

Boating & Fishing:
Port St. Joe bay waters are known for great fishing opportunities and we encourage all of our guests to get out and enjoy them!

However, a few things to keep in mind:

  1. No boat/trailer parking in the driveway or on the street is permitted. Short term boat parking can be arranged at Captain's Cove Marina (https://www.captainscovefl.com/)

  2. Enjoying your catch of the day is one of the best parts but please do not clean or dispose of fish at the home. There is a public cleaning station at the Port St. Joe marina that you can use to clean the fish.

IMPORTANT NOTE:
*If this rule is not followed, an additional charge of $250 will be applied for the extra cleaning incurred. *

Party

Please no parties! You are responsible for disclosing all guests that will be staying with you at the property.

Toilets/Sinks

Absolutely NO grease should be poured down the drains. Only human waste should be flushed in the toilets, nothing else. This includes paper towels, feminine pads, tampons, or any other items.

Please note that “flushable wipes' are also NOT allowed, as they can cause serious damage to the sewage system and may result in toilets and plumbing becoming unusable. Guests will be responsible for any damage caused.

Parking

Parking at the Hosue

Garage and Parking Information:

We have a car garage, but it may not accommodate larger models. Additional parking is available in the driveway.

Garage Security: For safety reasons, please keep the garage door locked at all times.

IMPORTANT NOTE: Please Avoid Driving or Parking on the Grass

We kindly ask that all guests avoid driving or parking on the lawn. The underground sprinkler system can be easily damaged, and repairs can be costly. Any sprinkler damage caused by driving or parking on the grass will result in a charge for the cost of repairs. Thank you for helping us keep the property in great shape for everyone to enjoy!

Parking Information for Overflow Parking, Beach and Boat Parking

Designated Areas:
Parking is permitted on public streets where marked or signed for parallel or angle parking.

HOA advised us that guests can park in the Town Center public parking overnight if you need overflow parking. You can leave one vehicle at the town center, just a 1-minute drive from the home. The area near Bruno's Pizza offers public parking.

There is also a gravel parking lot behind The Mill where you can park (no boat or trailer parking allowed).

⚠️ Please do not park on the grass, and note that street parking is strictly prohibited.

Safety:
Parking should not obstruct the travel lane, sight distance, or damage the clear zone.

Ordinances:
The City of Port St. Joe has ordinances regarding parking, including restrictions on certain types of vehicles and trailers.

Beach Parking:
Windmark Beach has multiple access points with parking, though it can be a walk to the beach from some parking areas. Absolutely no driving/parking on the sand. Use boardwalk 5 to access the golf cart boardwalk entrance to get to the golf cart parking along the beach.

Boat Parking:
Windmark Beach does not allow boat parking within the community.

Access Instrucitons

We’ll provide you with an access key code before your arrival. Check-in is 4PM EST. Please make sure you have received the code before you travel. If you haven’t received this before setting off, please contact us. There's nothing worse than arriving somewhere new (potentially at night) and not being able to get in!

Instructions to unlock are included below.

To enter, simply enter the code and click the check mark on the bottom left, then you'll hear a tone.

To lock, just close the door and tap the Lock icon.

IMPORTANT NOTE: Please avoid locking the door handle when leaving to help prevent any lockouts.

• Park car in driveway if possible. Street parking is not allowed.
• Keep garage door closed at all times.

EMERGENCY: If the lock fails for any reason please call or text us. We also have a lockbox with a physical key on property. We can give you directions so you can get in.

Kitchen Equipment & Trash Information

Sink: Do not place any grease at all down the sink drains. The house operates using a grinder pump and the smallest amount of grease can damage the pump. The guest will be responsible if pump is damaged during the stay.

Disposal: Please run the garbage disposal by placing any food down the drain. If you run the dishwasher, please turn the disposal on for a quick minute nearing the end of the cycle.

Dishwasher: It's very simple, we promise! We provide a starter supply of tablets - you will need to insert one into the flip box container on the inside of the dishwasher door. Then press the program button of your choice, there are a few settings which are obvious, then press the start button. If the dishwasher isn't starting, confirm the plug is completely into the outlet under the sink!

Fridge/freezer: You should not need to adjust any settings. If you run into any difficulties (e.g. it's not cooling efficiently) please let us know.

Range/Oven: The range and oven are electric.

Grill: Please enjoy use of the grill. Pull it away from the side of the home before using. Clean with the provided brush and cover after each use. Check propane tank is closed after use. You should have plenty of propane for your stay but if you happen to run out there is a second propane tank in the garage! Please be sure to cover the grill when cool and not in use! The saltwater air and elements can quickly rust out the grill!

Trash Day: Trash pickup is scheduled for early Tuesday morning pick up. All trash must fit inside the can. The guest is responsible for disposing of additional bags that do not fit within the can. Someone should come and bring the cans to the road Monday evening for you! If you notice for some reason the cans aren't out, please feel free to bring them curbside! Thank you!

Cuisinart 12-Cup Drip Coffeemaker with Single-Serve Brewer

How to use the 12-Cup Drip Coffeemaker:
Fill the Water Reservoir

Open the reservoir lid on the left side and fill it with water up to the desired level (max 12 cups).

Insert a Coffee Filter & Add Coffee Grounds

Place a #4 paper filter or the included permanent filter into the coffee basket.
Add 1 tablespoon of ground coffee per cup (adjust to taste).

Select Brew Strength (Optional)

Press the "Brew Strength" button for a stronger brew.

Set the Time & Auto-Brew (Optional)

Use the digital display to set the time.
Press the "Prog" button if you want to schedule auto-brewing.

Start Brewing

Press the "Brew" button to start.
The machine will beep when done.

How to use the Single-Serve Brewer (Right Side):
Fill the Water Reservoir

Ensure the single-serve water reservoir has enough water for your cup size (6, 8, or 10 oz).

Insert a K-Cup or Reusable Filter with Ground Coffee

Lift the lever, place a K-Cup inside, and close firmly.
If using ground coffee, use the HomeBarista® Reusable Filter and fill it with coffee.

Select Cup Size & Brew

Press the 6 oz, 8 oz, or 10 oz button to start brewing.

Wait for Brewing to Finish

The machine will dispense coffee directly into your mug.

Each bedroom and the living room are equipped with their own television. All televisions are smart televisions so feel free to bring passwords and log into your personal accounts (i.e. Netflix, Hulu, Disney+).

Heating & Cooling

You will find a panel on the hallway wall that allows you to control the temperature of the home. If you're running the air conditioning, please ensure that all windows and outside doors are closed to ensure it operate to maximum efficiency. We recommend a setting of 72F / 22C which we find keeps the place at a comfortable temperature.

Laundry Appliances

We have washer and separate dryer located in the laundry room. There is a starter supply of detergent for your use.

To operate the washing machine:

Select your cycle
Add the detergent to washer
Add clothing and close lid and press start!
To operate the dryer:

Check that lint trap is clean
Place clothing in the dryer
Select drying cycle, close door and press start
Empty lint trap after each use

Bathroom Toilets

⚠️ **Absolutely NO tampons or anything else other than toilet paper and human waste in the toilets.

Golf Cart

If you have not yet received the golf cart instructions, send us a message and let us know!

If you've completed the rental process, the key will be in the cart and ready for your use upon check-in.

This golf cart is an electric cart and should have plenty of battery to get you around the community each day. However, it is important you park in the garage and charge the golf cart overnight each night.

Please leave the key in the cart at the end of your stay!

💡 HEADLIGHT SWITCH

To turn on the golf cart lights, insert the key and turn it to the right, toward the headlight icon on the ignition switch. (Please refer to the photo below). Thanks & let me know if you have any questions!

⚠️ Golf Cart Guidelines

Please stay within the WindMark Beach community at all times.

Do not drive the golf cart outside of WindMark Beach or onto any public highways or major roads. Golf carts are only permitted on roads within the WindMark Beach community.

Town Center shops and restaurants

Beach access points

Other destinations within the WindMark Beach community

Beach Access

Golf carts are not permitted on the beach. Please park the golf cart in the designated parking areas only near the boardwalk and beach access points, then enjoy the short walk to the sand.

BBQ Grill & Outdoor seating

There is an outdoor seating and grill (Weber Spirit EP-435 4 Burner Liquid Propane) available for your use. It's powered by propane gas and we do check before each guest arrives that it has sufficient gas for your stay. If you happen to run out there is a second propane tank in the garage.

Before use: Please pull the grill away from the side of the home.

To light: Snap-Jet Ignition lets you easily light the burners with one hand. Simply press and turn the knobs to ignite each burner individually.

See the cooking temperature at a glance with a digital thermometer that's easy to read day and night.

After use: Please ensure you clean it with provided tools and cover between each use to avoid any additional cleaning fees.
