Your time is precious, which is why we've created this digital guidebook. Think of it as having us "virtually" by your side, answering everything you need to know about staying with us. Things like:

We’re located in a friendly & welcoming community. While this is a Holiday destination, we kindly ask that you respect our neighbors' privacy and their right to a peaceful environment. In particular, please keep noise to a minimum between the quiet hours of 10 PM - 8 AM. Thank you for your understanding and cooperation!
Breakages
We understand that sometimes accidents happen! Should you break anything please take photos of it and let us know immediately - Thank you!
Smoking Policy
This is a smoke-free home, including the outside area surrounding property. No smoking of any substance including vaping.
Toliets/Sinks
Absolutely NO grease should be poured down the drains. Only human waste should be flushed in the toilets, nothing else. This includes paper towels, feminine pads, tampons, or any other items.
Please note that “flushable wipes' are also NOT allowed, as they can cause serious damage to the sewage system and may result in toilets and plumbing becoming unusable. Guests will be responsible for any damage caused.
Check-out time is strictly at 10AM EST
If you require a later check-out, we’ll do our best to accommodate it. But please bear in mind you’ll need to let us know beforehand.
If we have guests arriving that day it will be almost impossible to offer a late check-out due to the cleaners needed enough time to prepare for those guests.
Before your departure, we would appreciate if you would take care of the following:
🛌 Leave the beds unmade. No need to strip them.
🚿 Place used towels on the floor in the bathroom.
🍽 Load the dishwasher and start it.
🍜 Please remove all of your food and drinks from the refrigerator.
🗑 Empty all the trash.
🧳 Be sure you've grabbed all your items. (fee to ship forgotten items)
🔐 Check all doors and windows to be sure that they are locked.
🔑 Please leave the golf cart key in the cart and plug in the cart to charge. (If applicable)

We’ll provide you with an access key code before your arrival. Check-in is 4PM EST. Please make sure you have received the code before you travel. If you haven’t received this before setting off, please contact us. There's nothing worse than arriving somewhere new (potentially at night) and not being able to get in!
Instructions to unlock are included below.
To enter, simply enter the code and click the check mark on the bottom left, then you'll hear a tone.
To lock, just close the door and tap the Lock icon.
IMPORTANT NOTE: Please avoid locking the door handle when leaving to help prevent any lockouts.
• Park car in driveway if possible. Street parking is not allowed.
• Keep garage door closed at all times.
EMERGENCY: If the lock fails for any reason please call or text us. We also have a lockbox with a physical key on property. We can give you directions so you can get in.

Sink: Please do not pour grease down the sink drains or put food scraps/leftovers in the sink, as this can cause clogs. Although our kitchen has a garbage disposal, it is not intended for food waste. Guests will be responsible for any damage or plumbing issues caused by improper use.
**Dishwasher: **It's very simple, we promise! We provide a supply of tablets - you will need to insert one into the flip box container on the inside of the dishwasher door. Then press the program button of your choice. There are a few settings which are obvious - then please press the start button. If the dishwasher isn't starting, confirm the plug is completely into the outlet.
Fridge/freezer: You should not need to adjust any settings. If you run into any difficulties (e.g. it's not cooling efficiently) please let us know.
Refrigerator Water & Ice Dispenser:
We have a built-in water dispenser and ice maker on the refrigerator, just press your cup gently against the lever to dispense. Please don’t force the controls or overfill cups to avoid spills. If the ice bin runs low, it will automatically make more, so no need to adjust any settings. If you notice anything not working properly, please let us know right away.
Electric Stove Top & Oven:
Our kitchen is equipped with an electric stove and oven. Please use care when cooking, burners may take a moment to heat up and will remain hot for some time after being turned off. Always turn off all burners and the oven after use. Please wipe up spills and splatters to help keep the surface clean for the next guest. If you notice anything not working properly, let us know right away. Enjoy cooking! 🍳
Samsung Microwave:
Feel free to use the Samsung microwave for your convenience. Please use microwave-safe containers only and avoid placing metal or foil inside. Close the door gently and clean up any spills or splatters after use. If the microwave doesn’t seem to be working properly or shows an error, please let us know right away.
Trash day

All trash must fit inside the can. The guest is responsible for disposing of additional bags that do not fit within the can.
If you happen to notice that the trash cans aren’t out, please feel free to place them on the street. Thank you
Bathroom Toilets

Flushable wipes are NOT allowed.
This will cause damage to the sewage system and water and toilets to be unusable. Guests will be billed for any damage caused.
Heating & Cooling
You will find a Honeywell panel on the living room wall that allows you to control the temperature of the home. If you're running the air conditioning, please ensure that all windows and doors are closed to ensure it operate to maximum efficiency. We recommend a setting of 72F / 22C which we find keeps the place at a comfortable temperature.
Heat: Controls the heating system.
Cool: Controls the cooling system.
Off: Turns the heating and cooling systems off.
Auto: When enabled, the thermostat will automatically use heating or cooling to reach the desired temperature.
Please do not shut off heat in winter months
The units may take a few min to warm up to the desired temp you set. Give them some time then reach out to us if you're having any trouble getting them to a comfortable temperature.
Coffee Maker
A Ninja coffee maker is available for your use in the kitchen. We’ve provided a few complimentary ground coffee, creamer and sweetener to get you started, but feel free to bring your favorite coffee, espresso, or creamer so you can enjoy your perfect cup just the way you like it.

Cookware, pots, pans, dishware & Utensils
We’re glad you’re here to enjoy our carefully selected dish ware, cookware, utensils, and pots & pans. They are all located in the Kitchen cabinets. To help keep everything in excellent condition for all guests, please follow these simple guidelines:
Gentle Use: Treat all items with care. Avoid using metal utensils on non-stick surfaces to prevent scratches.
Cleaning: Hand wash delicate items when possible. Dishwasher-safe items are labeled accordingly.
Heat Safety: Use pots, pans, and cookware only as intended and on appropriate heat settings.
Storage: Please return all items to their designated spots after use.
Report Issues: If anything breaks or is damaged, kindly let us know immediately so we can replace it.

Laundry Appliances
We have a washer and separate dryer, Iron and Ironing Board located in the Laundry closet upstairs. There is a supply of detergent for your use.

Workspace & Monitor
The desk upstairs is set up for your comfort while working remotely. Feel free to use the monitor, just handle the equipment gently. Please do not move or unplug cables unnecessarily. When finished, kindly turn off the monitor to save energy. Let us know if you experience any technical issues. 💻

Board games
We’ve placed a few board and card games in the living room below the TV for you to enjoy during your stay, perfect for family game nights or a cozy evening in! Feel free to use any of the games available.
Kindly return all games to this spot after use so the next guests can enjoy them too. If any pieces go missing or get damaged, please let us know so we can replace them.

Television
You’re welcome to use our TV and entertainment system for your personal use. The Television is a smart television so feel free to bring your passwords and log into your personal accounts (i.e. Netflix, Hulu, Disney+).
To use the television:
Power on
Use the remote controller to access apps, smart tv features (i.e. push Netflix/Youtube button on remote).
Looking for the sleep timer? settings (lower left button)>general>system manager>time>sleep timer

Backyard Patio & Grill Area
Enjoy our private outdoor patio, perfect for relaxing, dining, or winding down in the evenings. The seating area under the gazebo is great for morning coffee or a cozy night out with the string lights on.
The charcoal grill is available for your use, please feel free to fire it up for a BBQ!
Kindly remember to:
• Allow the grill to cool completely after use
• Clean the grates once they have cooled
• Leave the area neat and tidy for the next guests

Cornhole
We’ve provided a cornhole set in the fully fenced backyard for you to enjoy, perfect for some outdoor fun with family and friends! Feel free to set it up and play during your stay.
Kindly return the boards and bean bags to their designated spot after use and avoid leaving them outside overnight to keep them in good condition.
